Bit of housekeeping

Now that the summer is drawing to a close it`s a good time to catch up on all those little jobs before the cold, dark winter nights draw in. if you are a property landlord then I strongly urge you to sit down and check the paperwork for your tenancies. I hold free Landlord & Tenant advice clinics here at my office and time after time I am talking to private landlords who are using outdated documentation to create their tenancies resulting in extreme difficulties or even failure in being able to remove their tenants when they wish to do so. Times have indeed changed and it is absolutely imperative that Landlords keep abreast of current legislation. Here below is a short, bullet point, checklist of required actions. If you are not doing all of these then seek advice immediately: - Before a tenant takes occupation, you must provide them with: - 1. Prescribed Information and Notes relative to the Deposit held. 2. A valid Energy Performance Certificate (which must be at least an “E” rating) 3. A valid Gas Safety Certificate (where applicable) 4. The most up to date version of the “How to Rent Guide”. If you have tenancies that have been running since before 1st October 2015 you should have given these to your Tenant by 1st October 2018. That is the important part! If you are unsure about any of this, then go and see your solicitor or make an appointment to pop in and see me.
