News on our new sales service

This may very well be the first of a regular column in which I will talk about the residential sales and lettings market in and around our lovely town that we are proud to call home. I personally have been in the industry since shortly after leaving the local high school way back in 1984 and have always worked within the Waveney Valley area. For this reason I like to think that I have a handle on the way things are done in these parts. Beccles is a growing community, both residentially and commercially, with investment being made within and around the town. House prices have certainly increased within the last 5 years as the town and indeed surrounding villages become ever more popular. This can sometimes prove valuing property tricky as there are so many variables that can be applied to consider true worth. I know from my own experience that we paid quite a lot more for our own home than it was actually worth, but we wanted the house so to us, it was worth what we paid for it. This is often true with properties that are a little different or unique, who can say what it is really worth as 2 potential buyers may have very different thoughts. This is where the good agents will price your property correctly to gain the maximum interest to achieve the best possible figure.
Years and years ago, before the interweb, we had huge mailing lists of people looking to buy and placed adverts in the local press to offer our wares. The phones would start ringing late Friday afternoon, continue through Saturday and then after Monday morning you may as well virtually shut up shop until the papers came out the next Friday! A lot of home owners seem to now be setting their own market price, often against their agent’s advice and this creates the problem of property remaining unsold after coming to the market too highly priced. The problem then exacerbates as new properties then come onto the market when the owner has researched the websites and seen similar properties to theirs and feel theirs is worth the same or even more. I have always believed that there is a magic window of the first 6-8 weeks in order to sell a property and if you miss that it is generally because you are asking too much and often you then end up selling for less that you would have done had you priced it right to start with.

With the amount of online estate agents it seems that they are taking over every other telly advert now, telling you how you don`t pay any commission etc. You do of course pay for their services and the more add-ons you have, such as accompanied viewings by their local rep hike the overall cost up. Did you know that a recent survey has found that one of the major online agents sold only 51.6% of the homes they had listed, so you have to ask yourself why they only sell about half that they take on. Selling with a local agent certainly does come at a cost but don`t forget you are getting the all-important local knowledge and a face you can pop in to talk to over coffee.
